Kincraig has received an affordable housing boost with the completion by the Highlands Small Communities Housing Trust (HSCHT) of four affordable and sustainable new homes in the forest at Ardgeal. The four detached homes have been built on land sold to HSCHT by Forestry Commission Scotland at below market value, as part of its National Forest Land Scheme.
A combination of solar panels, wood burning stoves, exceptionally high levels of insulation and careful design ensures that the homes will have low running costs and much reduced carbon footprint compared to most modern homes. Purchase prices were kept low through a combination of the Trust using its innovative Rural Housing Burden to take a 35% equity share in the properties in return for a large discount, and substantial individual Rural Home Ownership Grants from the Scottish Government. Additional funding was provided by Highland Council, Cairngorms National Park Authority and Highland Housing Alliance Charitable Trust, and HSCHT liaised closely with the Kincraig & Vicinity Community Council on the delivery of this project.
