Gas and electrical safety

Landlords

If you are a landlord, you are legally responsible for the safety of your tenants. By law, all gas appliances provided by you must have a safety check carried out every 12 months by a Gas Safe registered engineer. You should make sure gas equipment is safe or removed before letting to a new tenant.

Electrical systems and appliances must be in reasonable repair, proper working order and safe to use. We recommend you carry out a Periodic Inspection Report (PIR) at least every 5 years and a Portable Appliance Test (PAT) annually.

Tenants

You must be given a record of the gas safety check when you start your tenancy and after the each check has been done.
