Non-domestic rates
Properties that are not used for living accommodation are taxed by the Scottish Government - this tax is called Non Domestic Rates. The basis of the Non Domestic Rates charge is the net annual value placed on the property by the Assessor who operates independently of the Council. You pay your bill to Highland Council, but we don't set the rate you have to pay.
Currently, you don’t have to pay Non Domestic Rates if the total rateable value of all the properties you own or lease is less than £12,000 but this threshold may change in future. Further detail can be found here (external link) (external link).
-
Rateable value and annual business rate
From 1 April 1995, the Government introduced a Business Rate (BR) payable for non-domestic properties in the UK.
The Rateable Value is multiplied by the Business Rate to produce the Rates payable.
The property's Rateable Value is £2,250 and the annual Business Rate for 2025/2026 is 49.8p.
Further details regarding the Business Rate, including any discount available via the Small Business Bonus Scheme (SBBS) can be obtained from Non Domestic Rates, Highland Council:
Telephone: (01463) 702984 Email:nondomesticrates@highland.gov.uk
Any queries regarding the Rateable Value should be pursued with the Assessor to the Highlands & Islands Joint Board.
