Altering or extending the premises you lease

Alterations

It may be possible to make minor alterations to the premises (internal only) but you will need some or all of the following:

  • Planning permission  when the alteration affects the external appearance of the subjects or the use of the property is to change
  • Building Warrant  for any new structures or building alterations

We would recommend that you contact your area planning office  for advice.

You must seek the landlord’s consent for any and all alterations to the property. The landlord's consent is a separate matter from planning permission. Granting of either does not automatically also grant permission for the other, even though both matters are dealt with by us.

Please write to us outlining your proposals along with a schematic drawing with construction details.

There will usually be a fee payable for gaining the landlord’s consent. Alterations to services should be carried out by suitably qualified tradesmen.

We will not grant permission for the introdution of a gas supply or gas appliances into the premises, whether mains gas or any form of bottled gas. 

Once all of the above permissions have been attained, or you have received confirmation that they are not required, you may proceed with the works. 

In some instances, we may wish to inspect the premises before and after to make sure work has been carried out in a professional  manner.

On no account should any works be undertaken on the premises other than by a suitably qualified contractor.

We always reserve the right to insist that the premises be returned to their original layout at the endof the lease, all tenant's alterations having been removed and background finishes made good. This reinstatement will be carried out at your expense as the tenant of the property.

Extensions

We will not allow a tenant to extend an industrial property which they rent from us.
