Self-Build Register

Self and custom build housing is defined as homes built or commissioned by individuals or groups of individuals for their own use. Homes built this way, offer a unique alternative to standard market housing, and offer the opportunity to create innovative, greener, and more affordable homes than currently offered through standard housing options.

Self and custom build houses make significant contributions to housing supply in almost every other European country and in the USA. In numbers, 45% of new housing in the USA is self or custom built, and the European average is (circa) 50%; the estimate for the UK is between 7% and 10%.

The Council and Scottish Government is keen to encourage greater self-build opportunities. However, building a bespoke house whilst very rewarding, is complex and involves many differing requirements and applications and as such the Council has produced this short guide as an initial starting point.

The new Planning (Scotland) Act 2019 (Section 16E) requires Local Planning Authorities to "prepare and maintain" a list of anyone interested in acquiring land for self-build across the authority's area. If you are interested in self-build, please complete the register below.

How we will use information on the Register

By signing up, you will help us find out more about the demand for self-build plots across Highland, where people would like their plot to be and the type of house that they would like to build.

We will use the information to develop planning policy and guidance for Highland and to explore ways in which it might be possible for people and plots to be brought together. Registration does not however guarantee that a suitable plot will be identified or become available.

The Scottish Government has provided a time limited fund to assist self or custom builders finance the construction period for their new home. This is administered through the Communities Housing Trust and more information is available here. The Communities Housing Trust also provide discounted self-build plots, to support affordable housing in remote and rural communities, including the Highlands.
