Heat network zoning

The strategy identifies indicative zones with potential for heat networks. These zones are not designated but provide a starting point for feasibility studies and stakeholder engagement.

  • over 1,550 green spaces in off-gas areas and 760 in on-gas areas show potential for small-scale heat networks
  • existing infrastructure and constraints have been mapped
  • further analysis and engagement will be required before any programme development

Domestic buildings

  • 127,066 domestic properties in the Highlands
  • 61% are off the gas grid, mainly using oil (28%) and LPG (3%)
  • 6,428 off-gas properties already use low or zero carbon heat
  • 19,001 off-gas properties are highly suited for heat pump retrofit
  • 29,219 off-gas properties need substantial retrofitting to be heat pump ready
  • 44,492 properties are on the gas grid
  • 24,338 on-gas properties are highly suited for heat pump retrofit
  • 23,613 on-gas properties are heat pump ready
  • 12,924 on-gas properties need substantial retrofitting

A fabric-first approach is required due to high levels of fuel poverty.

Non-domestic buildings

  • 16,904 buildings with total heat demand of 947,753 MWh/year
  • 65% heated by electricity, 17% by oil, 8% by mains gas, 9% by other fuels
