When planning EV charging, developers must consider:
- type and number of properties
- number of properties with dedicated driveways
- number of properties with communal parking
- number of communal parking spaces (including disabled spaces)
- number of spaces allocated to specific properties
Minimum provision at completion
Properties with dedicated driveways
- active provision: 0%
- passive provision: 100%
Properties with communal parking
- active provision: 50% of properties must have one parking space with an EV charge point
- this can vary by ±5% depending on site layout and parking provision
- passive provision: all remaining communal spaces
Phasing of installation
Active provision can be installed in phases. For example:
- when 50% of properties are occupied, at least 50% of the required active provision must be installed and operational
- when 100% of properties are occupied, 100% of the required active provision must be in place
Technical standards
All EV charging installations must comply with:
- IET Wiring Regulations (BS7671:2018 & A1:2020)
- IET Code of Practice for Electric Vehicle Charging Equipment Installation (4th Edition)
