Caithness Committee sets garage rates for year ahead

Garage rents in Caithness are set to increase by 10% for garage rent 2026/27 and 15% for garage sites, as agreed at the recent Caithness Area Committee (Monday 27 April).

There are currently 492 garages and garage sites across Caithness, 126 of which are currently void. In the last financial year, the occupied units brought in an annual rent of £219,567.12

Tenant consultation on the general rent increase for Council house rents for 2026/2027 was based on options for an 8%, 9% or 10% rent increase and these were the options put to the committee.

Following a debate the Councillors agreed that for Council tenants:

  • Garage Rents will increase from £13.49 to £14.84 per week for Ward 2 and from £13.38 to £14.72 for Ward 3.
  • Garage Sites weekly rents will increase from £2.05 to £2.36 for Ward 2 and Ward 3 per week.

and for non-tenants:

  • Garage Rents will increase from £16.11 to £17.72 for Ward 2 and £15.74 to £17.32 for Ward 3, per week.
  • Garage Sites weekly rents will increase from £2.46 to £2.83 for Ward 2 and Ward 3, per week.

As a result of the garage rent increase, total income will rise from £219,567.12 to £243,909.25. The Committee also agreed that any net additional rent income from garages and garage sites generated by this rent increase would also be applied as an increase in the area repairs budget for garages and garage sites in 2026/2027.
