Repairs you have to pay for

You may need to pay for some repairs, called rechargeable repairs. These include repairs caused by damage or neglect, as well as work needed when you move out.

When you can be charged

You can be charged for repairs if:

  • the damage was caused by you, someone living with you, or a visitor
  • you are moving out, and the home needs work to bring it up to standard, such as:
    • cleaning the home
    • cutting grass
    • removing rubbish from rooms, gardens or attics
    • lifting and removing floor coverings
    • removing poorly fitted fixtures like tiles, shelves or panelling
    • repairing or replacing damaged plaster or plasterboard

When we will not charge

In some cases, we may decide not to charge for a repair. This includes:

  • damage caused by a disability, such as wheelchair marks on walls
  • damage caused by someone else, where a police report has been made
  • other exceptional cases, decided by the Area Housing Manager

Repairs for safety or weather protection

If we need to carry out a rechargeable repair to keep your home wind and watertight, or for health and safety reasons:

  • we will tell you the cost verbally
  • we will follow up with a written explanation

If you cannot or will not pay, but the repair is essential, the cost will still be charged.


If you disagree with a decision

If you disagree with a decision about a rechargeable repair, you can challenge the decision by making a complaint.
