Council Tax for Short-term Lets and AirBnBs

If your Short-term Let (or AirBnB) has become eligible for Council Tax

At the end of each financial year (April to March), Short-term Lets (or AirBnBs) are reviewed to check whether they should be charged Council Tax instead of Non-Domestic Rates.

If it is decided your property should be on Council Tax, they will send you a letter asking for evidence to keep it under Non-Domestic Rates. If your property is moved to Council Tax, you must give us details about who owns and lives in the property. We use this information to work out your Council Tax bill.

How we calculate your bill

Once we have your details, we will send you a Council Tax bill for each financial year where you owe money.

Most Council Tax bills are paid in instalments from April to January. If your bill is issued late in the year, you may need to pay it in one instalment.

When we calculate your bill, we will check if any discounts or exemptions apply to your property.

If exceptional circumstances apply

If your Short-term Let (or AirBnB) was not let out for at least 70 nights during the year due to exceptional circumstances, you must tell us why and provide evidence.

If you did not respond to the Assessor in time or you disagree with the decision to move your property to Council Tax, you can make a proposal to change your Council Tax band.
