Caravan site - Licences and permissions

Description

There are two different types of caravan site licence:

  • residential
  • holiday or touring

There are exemptions to holiday or touring caravan site licensing, such as sites which have up to 5 pitches and are members of an exempted organisation. For more details, contact us.

No licence is required if you operate a site which just caters to tents.

Residential

A residential site is a caravan site that has permanent, year-round residents.

Holiday or touring site

A holiday or touring site is a caravan site that does not have permanent, year-round residents.

Mixed-use sites

A site which has a mixed use, that is both permanent year-round residents as well as caravans or pitches used for holiday or touring units, needs a residential site licence.

Fees and duration

A holiday or touring site licence does not expire and incurs no fee. A residential site licence runs for 5 years and incurs a fee.

The fee for a residential site licence depends on the number of units at the site.

New licence

  • 1 unit: £370
  • 2 to 10 units: £502
  • 11 to 20 units: £601
  • 21 to 40 units: £657
  • More than 40 units: £734

Renewal

  • 1 unit: £302
  • 2 to 10 units: £390
  • 11 to 20 units: £473
  • 21 to 40 units: £500
  • More than 40 units: £555

When a new licence is required

Both types of caravan site licence are issued to an individual. If ownership of a site changes then a new licence is required.

Additionally, certain alterations to the site, such as altering the number of units would require a new licence. Before making any physical changes to your site, you should consult with our Planning and Environmental Health teams to ensure your plans can be accommodated.

Conditions and requirements

To apply for either type of caravan site licence you must have appropriate planning permission for the use of the site. No licence can be issued to a site which does not have the correct planning permission.

We recommend that you do not apply for a caravan site licence until you have obtained the necessary planning permission.

How to apply

To ensure your application is processed you must:

  • complete all sections of the application form
  • provide any required supporting documentation
  • pay the required fee in full (if applicable)

Apply for a licence

After you apply

On receipt of a completed application form, accompanied by the appropriate fee, a site plan, and any other supporting information as detailed on the application form, we will check with planning, local councillors, the police and fire and rescue service before determining the application and carry out an inspection.

If you have been refused a licence you can appeal to the Sheriff Court.
