Minimum property standards for leasing
The property must be:
- wind and watertight
- heated throughout
- clean
- secure
- energy performance rated D or above
The property must not have:
- any signs of dampness
- polystyrene tiles
- asbestos
- artex ceilings
General requirements:
- safe access to the property
- a record confirming any asbestos has been removed
- a current Energy Performance Certificate displayed in the property
- property clean and tidy
- garden clear of rubbish and grass cut
- decoration to a fair standard
- floors stable and free from collapse or rot
- plaster on walls and ceilings sound
- banisters and balustrades safe
- doors and windows in working order
- windows double or secondary glazed with catches in good condition
- internal glazing intact and compliant with safety standards
