You may need planning permission if you want to put up or convert a building or structure for use as a short term let.

New buildings and structures

Any new building or structure placed on land for use as a short term let will usually require planning permission. This includes stand‑alone units such as pods or cabins.

Converted or adapted garden buildings

Garden buildings or structures that are newly built or converted for short term let use do not benefit from householder permitted development rights. Planning permission is required.

Examples include:

  • garages
  • sheds
  • extensions
  • garden rooms
  • pods

Householder permitted development rights

Householder permitted development rights allow certain types of work without needing a planning application. Most new structures used for short term letting are not covered by permitted development rights.
