What the deposit guarantee covers

The deposit guarantee is equal to a maximum of one month’s rent.

We give this guarantee to the landlord instead of a cash deposit. It protects the landlord if there is damage to the property at the end of the tenancy.

How long the guarantee lasts

The guarantee lasts for 6 months to begin with. We may review it depending on the tenant’s circumstances and the tenancy agreement.

What the guarantee covers

It covers damage to the property, up to the agreed value.

What the guarantee does not cover

It does not cover:

  • unpaid bills or personal debts
  • damage to communal areas
  • rent arrears caused by the difference between Local Housing Allowance and full rent
  • rent arrears if the tenant absconds

What happens when the guarantee ends

During the guarantee period, we support the tenant to make regular payments towards the deposit.

Once the full deposit is paid to the landlord, the guarantee is withdrawn.
