Explaining building warrant fees
Building warrant fees are set by Scottish Ministers under the Building (Fees) (Scotland) Amendment Regulations 2025.
Highland Council acts as the verifier for its local authority area.
Fees apply to:
- building warrants
- amendment to warrants
- time extension to building warrant
- late applications (where work has started without a warrant)
- completion certificates submitted without a warrant
Refunds
Note that:
- fees are non-refundable once the application has been assessed and a first report issued
- if an application is withdrawn before assessment, a refund can be arranged minus a £100 admin fee
