Discounts for approved certifiers
Discounts are available if you submit certificates from approved certifiers at the application stage.
Certificates of design
- 10% discount per certificate applies to:
- building structure (SER)
- energy (BRE, RIAS)
Certificates of construction
- 3% discount per certificate applies to:
- electrical installations (NICEIC, SELECT)
- drainage, heating and plumbing (SNIPEF)
Discounts are fixed for work up to £100,000. For work over £100,000, discounts are calculated as percentages.

What happens if your cost estimate is wrong
If your submitted fee does not match the expected cost:
- you will be contacted to revise the fee or provide a certified cost breakdown
- your application will be paused until the issue is resolved
