Emergency repairs
Emergency work means work needed:
- to prevent damage
- for health and safety, where it cannot wait
- to meet legal timescales under the Right to Repair scheme
If emergency repairs are needed, we will do the work and bill each owner for their share of the actual cost. For example, if 6 flats are involved, each owner pays one sixth.
Owners can also order emergency work themselves. In that case, we pay our share.
Planned repairs, maintenance and works
We carry out repairs in shared areas such as:
- roofs, walls, chimneys, gables, pipes, fences
- common paths and doors, shared stairways and windows
- shared lighting and electricity
If work is needed and there is no urgent health or safety risk, we will:
- tell owners what work is needed
- give an estimate of the cost
- ask owners to decide if the work should go ahead
If most owners agree, we will usually arrange the work and share the cost equally.
Paying for work
If we organise the work, we will send owners an invoice. If the invoice is not paid, we will recover the debt through our normal procedures.
When we are not the majority owner
If we are not the majority owner, other owners can choose to get quotes from independent contractors. In that case:
- we will not organise or manage the work
- we will pay our share of the cost if the work meets an acceptable standard and we receive an invoice
