What is a building warrant
A building warrant is the legal permission to start building work, or to convert or demolish a building.
You must get a warrant before starting any work that requires one. It is an offence to begin work without a warrant, if you need one.

We are the verifiers responsible for issuing building warrants.
We assess your application against the building regulations at the date of your application.

Why it matters
If you start work without a warrant:
- you are committing an offence
- you may face extra costs when applying for a completion certificate (usually needed when selling your property)
- we may require work to be opened up to prove compliance with building regulations
