Planning advice for householder permitted development

Permitted development

Permitted development allows you to carry out certain types of work without needing to apply for planning permission. This includes:

  • some minor house extensions
  • installing micro-renewable technologies (like solar panels or wind turbines)
  • building certain outbuildings, walls, or fences

Planning rules are complex. You may need planning permission for something that your neighbour might not.

When might permitted development rights not apply

You might not have permitted development rights if:

  • your property is in a conservation area - Check conservation areas
  • your property is a listed building or within the curtilage of one - Check listed buildings
  • a condition on a previous planning permission removed your permitted development rights

Pre-application advice for major developments

If you are planning a larger development (like building a house or annexe), use our Pre-application Advice Service.
