Annual Assurance Statement

We have submitted our Annual Assurance Statement 2025 to the Scottish Housing Regulator. This confirms that we meet:

  • all relevant legal duties
  • the Scottish Social Housing Charter
  • the Regulator’s requirements

The statement was agreed by the Chair and Vice Chair of the Housing and Property Committee and reviewed by our Interested Tenants.


Key highlights

Health and safety
No breaches required Health and Safety Executive (HSE) action in 2024/25. An Improvement Notice was issued in February 2025 for asbestos management in communal areas. This was resolved by April 2025 with independent surveys and a new management plan.

Gas safety
We achieved 100% compliance with annual gas servicing in all homes.

Fire safety
We met all requirements of the new fire and smoke alarm legislation in October 2023.

Electrical safety
Due to earlier access issues, our five-year electrical inspection programme is behind schedule. As of March 2025:

  • 66% of homes were compliant
  • over 800 inspections were delayed due to access problems

A new servicing contract is in place to reach full compliance by March 2026.

Damp and mould
We introduced a new process in Autumn 2024 to respond to tenant reports. This includes technical inspections and follow-up support.


Tenant involvement

The statement was reviewed by a group of tenant volunteers.


Committee oversight

The Housing and Property Committee and Area Committees receive regular updates on performance and finances.
