Fees

These are the fees for applying for or renewing a short-term let licence in Highland.

Fees are based on the number of guests (excluding children under 2) and the type of let.

Home sharing or home letting

The fees based on guest capacity are:

  • 1 to 2 guests: £320
  • 3 to 6 guests: £390
  • 7 to 9 guests: £460
  • 10 or more guests: £530

Secondary letting

The fees based on guest capacity are:

  • 1 to 2 guests: £400
  • 3 to 6 guests: £470
  • 7 to 9 guests: £540
  • 10 or more guests: £610

Other application types

The fees for other types of licence application are:

  • Temporary licence: 50% of the full licence fee
  • Variation or change in circumstance: £120
  • Duplicate licence: £20

Enforcement inspection charges

We may charge a fee for inspecting a property if:

  • you fail to comply with a licence condition, or
  • we receive a complaint about the premises (unless it is frivolous or vexatious)

Charges will be proportionate and based on the officer’s hourly rate. We follow our Enforcement Policy for Environmental Health when deciding whether to charge.

If we charge a fee for an inspection, we must:

  • provide a report to the licence holder within 28 days, or
  • refund the fee if no report is provided within that time
