Developer Contributions

When developer contributions apply

We seek fair and proportionate developer contributions to help deliver the infrastructure and services needed to support new development.

Residential Development

  • Contributions apply to all planning applications that create new homes including single units
  • Planning applications for 1 to 3 housing units qualify for a small-scale housing site discount
  • If multiple related planning applications are submitted, the combined impact will be considered, and contributions sought accordingly

Commercial Development

  • Contributions apply for any development where mitigation is required

Development types exempt from developer contributions

  • House Extensions
  • Redevelopment reducing floorspace or number of homes
  • Redevelopment or subdivision creating additional homes: Contributions are based on the net increase in homes. If fewer than four additional homes are proposed, a small-scale housing site discount may apply

  • Schools - contributions required
  • Community Facilities - contributions required for developments of 4 or more homes
  • Affordable Housing - contributions required for developments of 4 or more homes
  • Transport - contributions required
  • Green Infrastructure - contributions required for developments of 4 or more homes
  • Water and Waste - contributions required
  • Public Art - contributions required

Business, Industrial (including energy) and retail developments

  • Transport - contributions required
  • Green Infrastructure - contributions required
  • Water and Waste - contributions required
  • Public Art - contributions required
