Planning - What you need to know

How to apply

eDevelopment is a free online service provided by the Scottish Government. It allows you to prepare and submit applications for:

  • planning permission
  • building warrants
  • appeals
  • and more, directly to your local authority

You will need to create an account to use the service.

For full guidance, including how to submit additional information or apply by other methods, visit our pages Apply for planning permission.

After you apply

We will:

  • check your form, payment, and information to ensure everything is complete
  • send you an acknowledgment once your application is valid
  • assign a planning officer to assess it
  • request additional information if needed
  • notify neighbours (if required)
  • advertise your application in the local newspaper (if required)
  • consult with relevant organisations
  • review and consider your application
  • make the decision and send you a decision notice

The way the council determines your planning application depends on the type and size of your development.

  • Smaller applications are usually decided by a planning officer.
  • Larger or more complex proposals may be decided by Councillors at Committee.

Our scheme of delegation explains who makes decisions on different types of applications.

How long does the planning process usually take?

The timeframe depends on the type of application.

We aim to decide on:

  • local developments within 2 months
  • major developments within 4 months

Delays often occur due to missing or incorrect information. Our Guide to types of planning permission and checklists provides guidance on what to include when submitting your application.
