Repair responsibilities

Our tenants share responsibility with us for keeping homes in the Highlands in good condition. This page explains who is responsible for what and helps you understand when to report a repair.

What we look after

We repair and maintain elements of your home that ensure safety, security, and proper functioning. This includes:

  • The main structure of your home, such as walls, roof, and foundations
  • Heating systems we have installed, including boilers, radiators, and controls
  • Plumbing and drainage inside and outside your home
  • Electrics, including wiring, sockets, switches, and fitted smoke alarms
  • Windows, external doors, and locks
  • Gutters, downpipes, and main paths leading to your front door
  • Kitchen and bathroom fittings that we originally installed
  • Shared areas in flats and maisonettes
  • Pest control where pests are related to the building or were present before you moved in
  • Large planned works, such as replacing windows or heating systems

What you look after

You are responsible for the day-to-day care of your home. This includes:

  • Repairing damage caused by you, your household, or your visitors
  • Keeping your home clean and well-ventilated
  • Replacing simple items such as light bulbs, tap washers, toilet seats, and plugs
  • Looking after fittings or appliances you have installed
  • Clearing minor blockages in sinks, baths, toilets, and drains
  • Easing internal doors and replacing handles or latches
  • Maintaining dividing fences, garden areas, and any sheds you have installed
  • Cleaning windows inside and outside
  • Taking out home contents insurance

Shared responsibilities

Some tasks require both of us to work together.

Gas safety

We carry out an annual gas safety check. You must allow access and inform us if a check is overdue.

Access for repairs

We will give reasonable notice before a contractor visits. You must ensure we can access your home and keep the work area clear.

DIY and improvements

Before making any DIY changes or improvements, you must request written permission from us. We will advise if we agree and specify the standards you need to meet.
